Winter Park, FL, August 31, 2018: Owens Realty Capital announced today that they have acquired the buildings known as Baldwin I, 4750 New Broad Street and Baldwin II 4776 New Broad Street in Orlando, Florida for $13,010,000.00.  The acquisition of the two buildings which total 64,810 SF completes the Owens Realty Capital portfolio of the trio of multi-tenant buildings in on New Broad Street in the Baldwin Park neighborhood of Orlando, FL. The building known as Baldwin III, 44,478 SF, was purchased by Owens Realty Capital for $8,500,000 in November of 2016.


The Baldwin Park office market has demonstrated consistent low single digit vacancy and steadily increasing rental rates. One of three planned New Urbanism neighborhoods, Baldwin Park is a lauded example of a well-designed community with pedestrian oriented design, inviting retail and beautifully landscaped streets. An excellent place to work and relax.


Palmer Vietor from Owens Realty Services represented the buyer. Michael Weinberg, Rebecca VanReken and Thomas Howard from HFF secured the financing for Owens Realty Capital.


Owens Realty Capital, currently building a Starbucks retail location at 12011 University Boulevard in Orlando (adjacent to the UCF Campus) also purchased the 87,000 square foot building known as 2699 Lee Road in Winter Park Florida in February of this year bringing their Orange County holdings to 16 buildings in total. Owens Realty Capital has now acquired over $160,000,000 worth of real estate in Central Florida and is actively seeking more investment opportunities.
